Tips for maintaining modular homes and granny flats
As many of our customers already know, granny flats come with plenty of advantages. They’re affordable, energy efficient, quick to build, and offer all the comforts of a traditional home. What should you do to ensure your modular home maintains its shine and stays in great condition for years to come?
Here are some practical maintenance tips to help you keep your modular home or granny flat looking great and functioning well.
Do regular checks
Like any home, you need to do regular checks to stay on top of any potential issues. Try to check the roof, gutters, windows, doors, cupboards etc. every 6-12 months.
Look for signs of:
- Rust or corrosion
- Water damage
- Cracking or warping,
- Loose hinges, handles, or seals
You can also create a maintenance logbook to track repairs and costs. Naturally, if you have the skillset, get to work fixing issues, otherwise higher a professional to assist you as soon as possible.
Roof
Your roof is one of the first things people notice—and it plays a key role in protecting your home from the elements. If your granny flat is near trees, make it a habit to clear leaves and debris regularly. Clogged gutters or downpipes can lead to water damage and increase fire risk in bushfire-prone areas.
Also inspect sealants, vents, and flashings to ensure everything is intact and watertight.
Exterior cladding

Every few months:
- Hose down the exterior with clean water and a soft brush (no harsh chemicals)
- Touch up any scratched paint to prevent corrosion or deeper damage
Windows and doors
Since you use them daily, it’s easy to spot when windows or doors need attention. Fix loose or squeaky hinges as soon as possible to avoid further damage.
Every 6 months:
- Lubricate hinges and locks
- Inspect and replace worn weather seals—this helps keep your cabin energy efficient
Keep the base clear and ventilated
Don’t allow debris or vegetation to build up around the cabin skirting. You want proper airflow beneath the building to help avoid moisture build-up, mould, or pests – especially if rodents and snakes are prevalent in your area.
Air conditioning and ventilation
If you have an air conditioning unit installed in your modular home, make sure to:
- Clean the air con filter every 3-6 months.
- Check that vents are free of dust and airflow is unobstructed
Decking and patios
Many of our granny flats come with an optional deck or patio area. To keep timber decking looking its best:
- Recoat it with a sealant or oil every 1–2 years, depending on weather exposure
- Regularly check for loose boards, nails, or screws, and fix them promptly to avoid further damage or injury
